One of the latest projects has been repairing window framing caused by water damage from a failed seal on the exterior window frame.
There was quite an extensive amount of damage done from rain water leaking in to the wall on this one. The exterior frame, studs, subfloor, drywall, and insulation were rotted out and mold was taking hold.
The subfloor, studs and insulation were replaced and the window was framed out and sealed with a good caulk.
While I am on the subject, I learned a lesson on caulk. Normally I am told to just use the cheap stuff (3$/tube) and that is good enough. On this job though when I came back a few days later the caulk had started to separate and was not adhering well to the aluminum framing. So I tried a better caulk (6$/tube) which is to the left in the pic. That still did not give me the results I wanted so I threw my thriftiness out the window and threw 10$ down on a tube of “King Caulk”. What an amazing difference! It was thick and a bit harder to work with, but the results were amazing plus it has a lifetime guarantee and comes with a screw on cap (which is priceless if you have ever tried shoving a nail in the top of a tube and wrapping it with a plastic bag or worse spent 2$ on those POS caps from the hardware store). I am definitely going to be using that brand more in the future.
